Can You Skip a Home Inspection in Halton Hills? A Local Realtor Explains

You can, but I don't recommend it. I treat a home inspection as mandatory for every buyer I work with in Halton Hills, whether the home is in Acton, Georgetown or out on a rural property. It's a small cost compared to the purchase price. It gives you a detailed picture of the home you're about to own, and it's usually the most time you'll get inside the house before closing.

Buyers who ask me about skipping it usually want to save time and money. Very often they tell me they have a handy family member who can look the house over instead. Here's why I still push back, and what I've seen happen both ways.

Why a Handy Family Member Isn't the Same as a Home Inspector

A handy relative can be a great second set of eyes, but they're not doing the same job as an inspector.

A home inspector brings tools that most handy people don't have, like a thermal imaging camera, which can pick up issues you can't see with your eyes alone. You also get a comprehensive written report with detailed information about the home, which you can refer back to long after you move in.

The biggest difference is time. An inspection gives you roughly three hours in the home. When a family member comes along to a showing, they don't have that kind of time to properly go through the house. That's how things get missed.

What an Inspection Caught That a Relative Would Have Missed

On one Halton Hills purchase, the home had a steep, high-pitched roof. The inspector used a drone to get a proper look at it and found missing shingles. A relative standing in the driveway or on a ladder would very likely have missed that.

Because the inspection happened before closing, we had the homeowner repair the roof before the sale closed. My buyer didn't pay for that repair. Just as important, they had peace of mind knowing the home had been looked over in detail and they didn't have to worry about what they might find later.

What Happened When a Buyer Skipped It

I've also seen the other side. I had a buyer who brought a family member to a showing instead of getting a home inspection. Without the time a home inspector would have had, items were missed, including the attic, which never got properly looked at.

After they moved in, mold was found in the attic. It wasn't a huge expense, but it could have been avoided, and it's the kind of repair we could have asked the seller to take care of. Instead, my buyer paid for it.

The cost wasn't the worst part. Afterward they kept asking themselves, "What else was missed?" They told me they regretted not getting a home inspection and that they'll never buy a home again without one.

Compare that with my roof example. In one case the seller fixed the problem and the buyer moved in with peace of mind. In the other, the buyer paid for the repair and was left wondering what else was hiding in the house.

How Much Does a Home Inspection Cost in Halton Hills?

Cost is the number one question I get. A home inspection in Halton Hills typically runs from about $600 to roughly $700. That's a small cost next to the purchase price of a home, and as my roof example shows, one finding can easily be worth more than the inspection itself.

Rural Properties in Halton Hills Need More Than a Standard Inspection

If you're buying a rural property in Halton Hills, a standard home inspection is only part of it. I also recommend these:

  • Septic inspection, including having the tank pumped before closing. You want to know the system is working properly before it becomes your responsibility.

  • Well water testing. This tells you whether the water is potable, meaning safe to drink. I also recommend testing the recovery rate, which tells you whether the well can supply enough water for your household, so your family can take showers and go about daily life without running short.

  • WETT inspection if the home has a wood-burning fireplace or stove. It's an important factor for your home insurance, and it tells you whether you can safely use the fireplace.

What If There Are Multiple Offers?

In a multiple-offer situation, an offer conditional on inspection can look weaker to the seller. My approach is to contact the listing agent and ask if we can complete an inspection before they review offers. I do recommend a pre-offer inspection in these situations. It lets you keep the protection of an inspection without weakening your offer with a condition.

The tradeoff is that you're paying for an inspection before you know whether your offer will be accepted. For most buyers, knowing what they're bidding on is worth it.

How Do You Choose a Home Inspector?

I give buyers two options. First, ask family and friends for an inspector they've used and been happy with. Or I'll provide three inspectors, and I ask my buyers to call each one and see who they feel most comfortable with. You'll be spending a few hours with this person and relying on their report, so that comfort matters.

Should You Attend the Home Inspection?

My answer is always yes. It's an opportunity to learn a lot about the home, and it's the longest stretch of time you'll spend inside it before closing. You'll understand the report much better if you were there when the inspector explained what they found.

What Happens If the Inspection Finds Something?

It almost always will, and that's normal. Typically there are about three to four items found. Some are minor and simply reflect the age of the house.

When items come up, we discuss them with the home inspector and ask which ones are worth requesting repairs for. That helps you focus on what matters instead of reacting to every line in the report.

The Bottom Line

You're allowed to skip a home inspection in Halton Hills, but I've seen what it saves buyers and what it costs them when they don't have one. For roughly $600 to $700, you get about three hours in the home, a detailed report and a chance to have the seller address problems before closing. You also get peace of mind that someone qualified looked at everything.

What Happens If a Home Inspector Finds Problems With a House You Want to Buy in Georgetown, Ontario?

Finding the right home in Georgetown, Ontario can be exciting but what happens when the home inspection uncovers a problem?

Recently, I helped one of my buyers purchase a beautiful and unique home in Georgetown, conveniently located near the Georgetown GO Station. The home was originally built in the 1940s but had been extensively renovated over the years, including an addition. The renovations had been done very well, and overall, the home showed beautifully.

Then came the home inspection.

The Home Inspector Found a Hole in the Roof

Most homeowners rarely, if ever, climb into their attic. That is one of the reasons a thorough home inspection is so important when buying a home in Georgetown or Halton Hills.

When the inspector entered the attic, he discovered a small hole in the roof. A hole in a roof is something that needs to be addressed quickly, but the inspector was also able to provide some reassuring information.

There was no evidence of mold, animals, significant damage or active moisture inside the attic. The issue appeared to be contained, which meant the next step was getting a professional roofing company involved.

When an inspection uncovers something like this, a buyer may have several options depending on the terms and conditions of the purchase agreement. Those can include asking the seller to repair the problem, negotiating compensation for the repair, or deciding not to proceed with the purchase if the agreement allows for it.

In this case, my buyer loved the home. Properties with its character and location aren't always easy to replace, so walking away wasn't their first choice.

We negotiated for the seller to have the roof professionally repaired and provide the paid receipt before closing.

The WETT Inspection Uncovered Another Issue

With homes dating back to the 1940s, I expect an inspection may uncover a few items. One issue I frequently see with older homes in Georgetown and Halton Hills is chimneys that require repairs or updating.

My client was particularly excited about using the home's wood-burning fireplace, so we arranged for a WETT inspection.

Unfortunately, the fireplace didn't pass the inspection for several reasons, including issues involving the chimney.

This time, my buyer preferred to control how the chimney and fireplace would ultimately be repaired rather than having the seller complete the work.

We obtained a professional quote, presented it to the seller and negotiated an adjustment to the purchase price based on the repair cost.

That gave my client the ability to address the work after closing and make decisions about the fireplace and chimney themselves.

Should You Walk Away If a Home Inspection Finds Problems?

Not necessarily.

A home inspection isn't simply about creating a list of everything that's wrong with a house. It's about understanding what you're buying, what needs immediate attention, what can be addressed over time and whether the problems materially change your decision to purchase the property.

That's especially important when buying an older home in Georgetown, Acton or elsewhere in Halton Hills.
